<p>F Street, a private investment group and commercial real estate developer, presented its development concept for townhouses along the waterfront at the end of North 1st Street next to the corner of Jones Street during a City of Watertown Common Council meeting on Tuesday.</p>
<p>The estimated $4.5 million concept was previously presented to the city&#8217;s Plan Commission in April, and much like its previous discussion, the development was met with positive reviews but with concerns about parking.</p>

<p>F Street, a private investment group and commercial real estate developer, has opened a conversation with The City of Watertown Plan Commission about potentially building townhouses along the waterfront at the end of North 1st Street next to the corner of Jones Street.</p>
<p>No bids for the land or official proposals have been made by the Plan Commission, but F Street Director of Development Nick Jung discussed with the commission the possibility of developing townhouses along the Rock River.</p>
<p>The family-style townhouse units are mainly three-bedroom concepts and would be two separate two-story buildings with their own garages. If the group and city proceeds, these townhomes would be built over the current parking lot that sits on the parcel, but it would also retain 33 spaces in the southern portion — next to the Masonic Temple building — and also have parking spaces for each townhouse unit.</p>

<p class="content paywall-content">F Street is gearing up to start construction in the coming months on about <a href="https://www.bizjournals.com/milwaukee/news/2023/04/04/f-street-apartments-west-bend.html" data-ct="Article: In-Content Link" data-link="1">105 apartments</a> that will replace the former facility of West Bend Transit &amp; Service Co., which has relocated.</p>
<p class="content paywall-content">The “Emree” project was announced last year. Milwaukee-based F Street has secured an end lender to finance the construction and is ready to begin work before the end of March, according to a Monday email from chief operating officer Mike Doney. The company is finalizing the process of raising money from investors, and there is “limited participation room” still available, Doney’s email said.</p>

<p class="content paywall-content">Around a year after the <a href="https://www.bizjournals.com/milwaukee/news/2023/01/25/lakeshore-commons-first-home-sales.html" data-ct="Article: In-Content Link" data-link="1">first buyers bought homes</a> in Oak Creek&#8217;s new Lakeshore Commons development, roughly a dozen more have purchased houses, and the community&#8217;s first apartment tenants have moved in.</p>
<p class="content paywall-content">Nearly 20 single-family homes, 28 for-sale townhomes and two apartment buildings with a combined 199 units are completed. Sales have been at least somewhat challenged by interest rates, but the development&#8217;s broker is hopeful that will turn around this year.</p>
