Milwaukee real estate firm F Street is taking over the planned redevelopment of a former church site and adjacent properties in West Allis under a plan to transform the site into housing.

The former St. Aloysius church at 1405 S. 92nd St. has been vacant for nearly four years after the parish merged with two other congregations. The city has sought to remove the blighted former church building and replace it with a development such as housing that could help grow the city’s tax base.

F Street, which will be conveyed equitable title to the property by the CDA, is planning a multifamily apartment development that’s expected to increase the site’s assessed value to at least $28.88 million, according to the CDA documents.

The conceptual plan from F Street calls for a $40 million project with 54 townhomes and a 100-unit apartment building with underground parking, Schloss said.

“We think F Street is a reliable, proven developer,” Schloss said.

F Street is gearing up to start construction in the coming months on about 105 apartments that will replace the former facility of West Bend Transit & Service Co., which has relocated.

The “Emree” project was announced last year. Milwaukee-based F Street has secured an end lender to finance the construction and is ready to begin work before the end of March, according to a Monday email from chief operating officer Mike Doney. The company is finalizing the process of raising money from investors, and there is “limited participation room” still available, Doney’s email said.

Sitting at his computer in Milwaukee, F Street Investments founder Scott Lurie watched as a $50,000 pledge was made toward his firm’s latest raise by a resident of Huffman, Texas.

That came only a few minutes after F Street Investments’ offering went live on the national Securitize website, which vets and offers opportunities to an online pool of hundreds of thousands of accredited investors. F Street Investments is turning to Securitize as a broker and dealer as it looks to raise up to $50 million for its business providing loans for real estate companies to acquire and rehab homes.

The digital tool, which almost instantly connected Lurie to a person in Texas whom he’d never met, is another example of how the digital world is transforming the process of raising money for real estate investments in Milwaukee, and beyond.

Milwaukee developer F Street Group is planning up to three industrial buildings in Germantown’s new Omega Hills Business Park after recently gaining approvals for land sale and incentive agreements.

F Street Group’s first building could have about 400,000 square feet, and is to start vertical construction in spring 2023, said F Street founder Scott Lurie. Two smaller buildings could follow on the 38.1 acres F Street Group was approved to buy recently from the village for about $2 million.

“Our future plans remain very optimistic in the industrial space inside and outside of the state of Wisconsin,” Lurie said. “The way you, I and everyone acquire and receive goods has changed.”
