F Street has closed financing for River West Commerce Center, a Class A industrial development in Avondale, Arizona. Construction begins Monday, October 5, 2026, with delivery expected in Q3 2027.

River West Commerce Center is a joint venture between F Street and Hopewell Development. Located on Indian School Road, the fully entitled project pairs a flexible 110,900 SF Class A industrial building with a 2.3-acre secured outdoor yard, a combination growing companies demand and few developers in the market are building.

Phoenix has become one of the strongest industrial markets in the country, fueled by e-commerce, reshoring, and a wave of new semiconductor manufacturing. Much of the region's recent construction has been large-format space built for a handful of national tenants. River West is designed for the other end of the market: small and mid-size users who need modern space and secured yard and have few options to choose from.

GERMANTOWN, Wis. – August 12, 2026 – F Street has broken ground on Phase 2 of Town 9 Industrial, a 142,295-square-foot Class A, multi-tenant industrial development along Donges Bay Road in Germantown, Wisconsin.

The new building will rise directly adjacent to Town 9 Industrial Phase 1, which is fully leased. Phase 1 demonstrated strong demand for modern industrial space in the Germantown market, and Phase 2 is designed to build on that momentum with flexible configurations for tenants occupying approximately 18,000 square feet or more.

Strategic industrial location serving four counties

Town 9 Industrial sits at the intersection of Washington, Waukesha, Ozaukee, and Milwaukee counties, with convenient access to I-41 and I-45. The location gives manufacturers, distributors, logistics operators, and other industrial users efficient access to the Milwaukee metropolitan area and southeastern Wisconsin.

The Class A facility is planned as a multi-tenant building, allowing F Street to accommodate a range of space requirements while giving growing businesses room to establish or expand operations in Germantown.

Experienced financing, construction, and leasing partners

F Street closed the project’s construction loan with financing partner CoVantage Credit Union. Keller, Inc., the construction partner behind the successful first phase, has returned to lead construction of Phase 2.

Jeff Hoffman and the Cushman & Wakefield | Boerke team will lead leasing efforts. Delivery is scheduled for March 1, 2027.

F Street expands its industrial development pipeline

F Street’s industrial momentum extends beyond Wisconsin. The company intends to break ground in September 2026 on River West Commerce Center, a 110,000-square-foot speculative industrial building in the Phoenix, Arizona market.

With construction underway in Germantown and another industrial project approaching groundbreaking in Phoenix, F Street continues to pursue strategically located commercial real estate opportunities in growing markets.

Shovels are in the ground. Let’s build.

PRESS RELEASE

Milwaukee, WI – April 2026 – ID Logistics and Nutrabolt — the parent company of C4 Energy, XTEND, and Cellucor — have announced a major expansion of their decade-long partnership, anchored by a new 375,000-square-foot distribution and co-packing facility in the Milwaukee area. That facility is Building A at Germantown Industrial.

The new operation will serve as a high-velocity warehousing, distribution, and retail-ready co-packing hub supporting Nutrabolt’s continued growth across Walmart, Target, 7-Eleven, Kroger, Publix, and other leading retailers. It marks ID Logistics’ 55th site in the United States and reinforces Germantown’s position as a strategic distribution node for consumer brands serving the Midwest and beyond.

For Germantown Industrial, the announcement validates the thesis behind the project: a modern, Class A industrial park positioned to serve best-in-class logistics operators and the national brands they support. With Building A fully leased to ID Logistics, attention now turns to Phase II — a planned build-to-suit opportunity with divisible configurations available for qualified tenants.

Phase II is being marketed exclusively by CBRE. For leasing inquiries, contact the CBRE team or visit the Phase II page at germantownindustrial.com.
