F Street Breaks Ground on Town 9 Industrial Phase 2 in Germantown
GERMANTOWN, Wis. – August 12, 2026 – F Street has broken ground on Phase 2 of Town 9 Industrial, a 142,295-square-foot Class A, multi-tenant industrial development along Donges Bay Road in Germantown, Wisconsin.
The new building will rise directly adjacent to Town 9 Industrial Phase 1, which is fully leased. Phase 1 demonstrated strong demand for modern industrial space in the Germantown market, and Phase 2 is designed to build on that momentum with flexible configurations for tenants occupying approximately 18,000 square feet or more.
Strategic industrial location serving four counties
Town 9 Industrial sits at the intersection of Washington, Waukesha, Ozaukee, and Milwaukee counties, with convenient access to I-41 and I-45. The location gives manufacturers, distributors, logistics operators, and other industrial users efficient access to the Milwaukee metropolitan area and southeastern Wisconsin.
The Class A facility is planned as a multi-tenant building, allowing F Street to accommodate a range of space requirements while giving growing businesses room to establish or expand operations in Germantown.
Experienced financing, construction, and leasing partners
F Street closed the project’s construction loan with financing partner CoVantage Credit Union. Keller, Inc., the construction partner behind the successful first phase, has returned to lead construction of Phase 2.
Jeff Hoffman and the Cushman & Wakefield | Boerke team will lead leasing efforts. Delivery is scheduled for March 1, 2027.
F Street expands its industrial development pipeline
