F Street plans to redevelop the former University of Wisconsin–Milwaukee at Waukesha campus into a mixed-residential neighborhood. The Waukesha County Board on Tuesday authorized the sale of the 1500 N. University Drive site to F Street, and the firm today released its plan for the property.
The plan calls for approximately 70 single-family homes and approximately 580 market-rate multifamily units, delivered in phases. The multifamily component pairs two-story garden-style buildings with three- and four-story buildings, giving the site a range of housing types at a scale that fits the neighborhoods around it. The unit mix follows the City of Waukesha's own housing study.

// Open and connected space
The master plan, designed by Milwaukee-based architecture firm RINKA, starts with the land. Green space, walking trails and open areas run through the entire site, using existing topography and natural features to buffer adjacent neighborhoods, improve connectivity and create a real transition between the new neighborhood and the existing one. Green space along N. University Drive and a sidewalk connection at Northview Road tie the site into the surrounding street grid.

// Habitat partnership
A portion of the site's single-family homes will be built in partnership with Habitat for Humanity Waukesha-Jefferson-Rock. The Habitat homes front N. University Drive, with a walking path behind them connecting directly to nearby green spaces: attainable homeownership designed into the plan, not set apart from it. The project marks the affiliate's next major development on the scale of Domenica Park, which Habitat for Humanity completed this summer.

// What's next
The plan now moves to the City of Waukesha Plan Commission and, ultimately, the Common Council. Pending approvals, demolition of the former campus buildings is targeted to start in late 2026, with the first residential phases targeted to begin construction in 2027.
