The plan

A mix of housing at a scale that fits the neighborhood.

The Waukesha County Board has authorized the sale of the former UW–Milwaukee at Waukesha campus to F Street. The plan calls for approximately 70 single-family homes and approximately 580 market-rate multifamily units, delivered in phases.

The multifamily component pairs two-story garden-style buildings with three- and four-story apartment buildings, giving the site a range of housing types compatible with the neighborhoods around it. The unit mix follows the City of Waukesha's own housing study.

Designed around the land

Open and connected by design.

The master plan, designed by Milwaukee-based architecture firm RINKA, starts with the land. Green space, walking trails and open areas run through the entire site.

Trails, green space and natural buffers.

Existing topography and natural features buffer the adjacent neighborhoods, improve connectivity, and create a real transition between the new neighborhood and the existing one. Green space along N. University Drive and a sidewalk connection at Northview Road tie the site into the surrounding street grid.

Habitat partnership

Attainable homeownership, designed in.

A portion of the single-family homes will be built in partnership with Habitat for Humanity Waukesha-Jefferson-Rock. The Habitat homes front N. University Drive, with a walking path behind them connecting directly to nearby green spaces. Attainable homeownership designed into the plan, not set apart from it. The project marks the affiliate's next major development on the scale of Domenica Park, completed this summer.

What's next

From approvals to move-in.

The plan now moves to the City of Waukesha Plan Commission and, ultimately, the Common Council. All dates below are targets and depend on those approvals.

    Waukesha County Board authorizes the sale of the 1500 N. University Drive site to F Street.
  2. Now
    City review
    Plan Commission review, then Common Council consideration.
  3. Target: late 2026
    Demolition
    Removal of the former campus buildings, pending approvals.
  4. Target: 2027
    First residential phases begin
    Construction starts on the first single-family and multifamily phases.

    Phased delivery
    Homes and apartments delivered in phases as the neighborhood builds out.
