<p class="content paywall-content">Around a year after the <a href="https://www.bizjournals.com/milwaukee/news/2023/01/25/lakeshore-commons-first-home-sales.html" data-ct="Article: In-Content Link" data-link="1">first buyers bought homes</a> in Oak Creek&#8217;s new Lakeshore Commons development, roughly a dozen more have purchased houses, and the community&#8217;s first apartment tenants have moved in.</p>
<p class="content paywall-content">Nearly 20 single-family homes, 28 for-sale townhomes and two apartment buildings with a combined 199 units are completed. Sales have been at least somewhat challenged by interest rates, but the development&#8217;s broker is hopeful that will turn around this year.</p>

<p class="content paywall-content">Two Milwaukee developers partnered to lock in the financing for the first phase of an up to $500 million redevelopment of the former Barber-Colman Co. campus in Rockford, Illinois.</p>
<p class="content paywall-content">The recent closing on $106 million in financing is a first collaboration between J. Jeffers &amp; Co. and F Street, both of Milwaukee. After talking about a possible collaboration for years, Josh Jeffers and F Street founder Scott Lurie decided the Colman Yards redevelopment in Rockford was a good place to make it happen.</p>
<p class="content paywall-content">“It lends itself so well to having a lot of different skill sets and perspectives, and in just the last several months we’ve been working on this together I can definitely say the sum has been greater than the individual parts,” Jeffers said.</p>

<p class="content paywall-content">The conversion of office properties into apartments is happening in the suburbs as well as downtowns, with Brown Deer approving a financing agreement for F Street to demolish unused buildings to clear land for 148 housing units.</p>
<p class="content paywall-content">That project planned for 4300 W. Brown Deer Road would level two office buildings, including one formerly used by Ascension, to clear 7.8 acres for the new apartments to be built. Clearing those buildings and adding the new apartments is expected to generate at least $23 million in new property value.</p>
<p class="content paywall-content">F Street intends to demolish the office buildings by the end of this year, according to an emailed statement Tuesday.</p>
<p class="content paywall-content">&#8220;We’re excited to partner once again with the village of Brown Deer on another multifamily development,&#8221; F Street said. &#8220;The development will include some commercial use space, so we look forward to announcing tenancy for that space in the future as we meet with potential suitors.&#8221;</p>

<p class="content paywall-content">Milwaukee developer F Street is seeking village of Brown Deer financing to tear down two empty offices and build 148 market-rate apartments.</p>
<p class="content paywall-content">That’s according to items the Brown Deer Village Board is to consider Monday. The project could receive up to $6.46 million in tax incremental financing support.</p>
<p>The latest proposal is north of West Brown Deer Road at North Deerbrook Drive. F Street proposes about 148 garden-style apartments in two-story buildings, with individual entrances for each unit. The project also includes a 1-acre corner lot on Brown Deer Road that could host commercial development.</p>
